Top 4 Reasons Why River Heights Should be on Your Radar When Buying a Home

One of my favourite things about Winnipeg is the diversity in neighbourhoods.  There is a place for everyone! One of my personal favourites is River Heights and I am going to highlight the top reasons why. 

#1 Central Location

When you are located centrally in the city of Winnipeg, it can be so easy to get where you need to go within 15-20 minutes.  Whether it is getting to work, meeting up for a coffee with a friend or heading to a Jets game downtown. Not only does the central location give you convenience, but you are also in the middle of a growing city with so much history. The oldest neighborhoods in Winnipeg date back to the late 1800's and the new subdivision of River Heights began in 1904. Another reason why River Heights is one of the top choices of neighborhoods in Winnipeg - the mature landscaping and trees that many of the streets have been named after and have been around for over a century.

 #2 The Homes

One of the things that sets River Heights apart is the style/variety of homes . North River Heights is known for the big old charming character homes on beautiful elm-lined streets.  South River Heights is known for the mid century beauties that are starting to be converted into some amazing mid-century modern pieces. There are also more and more infill opportunities for people who don't want to be in a new development area, but want to build a new modern home in a centrally located neighborhood surrounded by mature landscaping. The average home price for 2023 so far in River Heights is around $500,000 and the average size being between 1400-1600 sq ft.  Starter homes(single family detached) in the neighborhood range from $350,000-$450,000.  Some of the more luxury lifetime homes will range from $800,000 - $2.0M+ and you will find most of these estates along Wellington Crescent along the Assiniboine River.

#3 Schools, Parks, and Recreation

Known for being a lively and family friendly neighborhood, River Heights offers over 10 schools in the Winnipeg School Division.  Because of the central location, you are also conveniently located to a number of Winnipeg's top private schools.

River Heights is an active community offering a number of community center's and small parks, not to mention the Pan Am Pool located just off of Grant and Cambridge. They even close down Wellington Crescent to vehicles in the summer allowing for the community to freely walk, run, bike or roller blade!  A quick drive or bike ride west on Wellington Crescent and you will find yourself at Winnipeg's largest park.  Assiniboine Park offers a variety of activities including the zoo, the Leaf, the Pavilion and more! Head to the park any day of the week where you can enjoy wide open green spaces, windy walking/bike paths, a show at the Lyric theatre or a beer at the Cargo Bar! 

#4 Amenities

Close to everything you need from groceries, large shopping center's, some of Winnipeg best local restaurants, and local shops on Academy. Academy is  known for it's higher end local clothing stores, salons, and restaurants including Pizzeria Gusto. Grant Shopping Centre will host the majority of your shopping needs, but you are also a quick 5-10 minute drive to Polo Park or even IKEA and the Outlet Collection off Kenaston and Sterling Lyon Parkway.
