Riverview & Lord Roberts

Welcome to the beautiful neighbourhoods of Riverview and Lord Roberts!

Located on either side of the south end of Osborne St, these areas are quiet, mature, community-oriented neighbourhoods. They are very centrally located and offer an easy commute pretty much anywhere in Winnipeg.

Riverview

Riverview is a picturesque area, featuring towering trees, large manicured front lawns and multiple parks and green spaces, all nestled into a cozy pocket created by the Red River.

Most of the homes are either stately 20s two storeys or classic 50s bungalows. There are also more and more new homes being built as the older homes are replaced with new ones.

Riverview is known to be a very tight-knit and community-oriented area, with friendly neighbours and an active community life.

 

Lord Roberts

Across Osborne St is Lord Roberts. This is also a fantastic area that is very popular with young families, and offering a similar vintage of homes. Lots on the Lord Roberts side tend to be a touch smaller than they are in Riverview, and there are some pockets of rental housing, making the area feel a bit more up-and-coming compared with Riverview—however, we think Lord Roberts is about to become one of the hottest new markets in Winnipeg and making it a great area to live in, and an awesome investment.

 

Parks and Recreation

Riverview & Lord Roberts are both loaded with excellent options for enjoying an active lifestyle, including sports, parks, trails and recreation centres!

Churchill Drive Park

Churchill Drive Park is an outstanding 5km green space that runs along the banks of the Red River, stretching the length of both Riverview and Lord Roberts. It has a fantastic trail along the river, popular for walking and biking, fields, and a playground.

Over on the Lord Roberts side, McKitrick park is a 6+ acre green space, also with a wading pool and children’s park. 

The Riverview Community Centre offers loads of recreation options, including outdoor hockey rinks, baseball diamonds, and park with wading pool in the summer!

The Lord Roberts Community Centre offers outdoor rinks, baseball diamonds, soccer fields, and indoor gym, and offers lots of active programming.

McKitrick Park

Right on Osborne St, the Fort Rouge Leisure Centre offers a weight room, indoor pool, gym, and plenty of recreational programming, plus the Osborne Library and Sam Southern indoor arena.

The Manitoba Paddling Association offers all kinds of water activities out of their location on Churchill Drive, right in Riverview.

 

Shopping and Dining

Pretty much all the day-to-day amenities that you could need are located on South Osborne—groceries, gas, pharmacy, banking, and convenience stores are all right there within walking distance.

The South Osborne Farmer’s Market is a neighbourhood favourite, featuring a great atmosphere with local vendors selling Manitoba-grown products, local beer and cider, live music, crafts for kids, and more. The market is open on Wednesdays from 4-8 pm from mid-June to late September.

In the mornings, its hard to find a better coffee in Winnipeg than you’ll get at Little Sister Coffee Maker or Park Line Coffee and The Oakwood Café serves up a legendary breakfast and lunch.

There are loads of great options for dining all within walking distance—Leopold’s Tavern is an excellent spot for dinner and a beer, Tabula Rasa which has a small hidden bar, enter by pushing on a hidden wall of records. Monticchio Italian Restaurant is a fantastic spot for a date night, and just slightly outside of Lord Roberts is one of our all-time faves, Brazen Hall. If your looking for an amazing sandwich (or salad) head on over to Hoagie Boyz in south Osbourne.

The jewel of the Riverview/Lord Roberts lifestyle is an evening walk to the famous BDI -- enjoying an ice cream on a warm summer evening while strolling across the bridge taking in the views of the river is a quintessential Winnipeg experience that is just amazing to have right in your backyard. Ice cream connoisseurs will also appreciate Chaeban Ice Cream just to change it up!  

 

Schools

Both Lord Roberts and Riverview are located within the Winnipeg School Division, which offers this handy search engine to search for schools by home address.

 

Real Estate

Riverview is one of those areas that people always want to get into, and rarely want to leave. No surprise that in 2021, only 53 homes were sold on MLS in Riverview. The lowest priced home sold for $209,900 and was a small bungalow built in 1909. The highest priced sale was $700,000 which was a 2019-built two storey out of a magazine.

There were 10 homes sold in the $500k-$600k range—generally theses were beautiful lifetime family homes, mostly built in the 1920s-50s. The vast majority of homes sold for the $300-400k range, meaning this is an accessible and affordable area.

Generally for this $300-$400k price range, you’re looking at a 1000 sqft bungalow, or 1200 sqft 1 &1/2 storey with some updates done, and some still to do, on a beautiful large lot. As the price goes up you’re more likely to get a detached garage (attached garages aren’t common in Riverview) compared with a parking pad at the lower price points. You also may start to see finished basements too. 

Across Osborne St in Lord Roberts, the lowest priced sale in 2021 was $161,750 for a 599 sqft bungalow in need of some major TLC. The highest sale was $555,000 for a 2019-built duplex. All but one of the other sales in the area over $500k were also duplexes.

The average home in the area was $352,532, which would typically be about a 1200 sqft two storey home built in the 1920s without a garage.
