Wolseley

Wolseley is a centrally-located, character-rich and friendly neighbourhood that offers quiet streets, mature trees and gorgeous heritage homes!

Our own Stephanie Baron has lived in Wolseley for years. It’s no secret that Wolseley is affectionately known as Winnipeg’s “Granola Belt” — meaning that it’s known to be a community of environmentally friendly, community-oriented and friendly people.

In Wolseley, you can expect a vibrant, connected community, where you’ll often see residents spending time outside gardening, cycling (both for commuting and for enjoyment), and sharing a cup of coffee or a beer on the front steps.

 
Life in Wolseley

Wolseley offers lots of locally owned businesses, plenty of parks and green space, plus a very strong sense of community. There are lots of ways to get to know your neighbours—join a local gardening club, attend yoga classes, join a baby and toddler’s group, sign your kids up for mini soccer or hockey, and probably a million more. Plus there are lots of delicious local restaurants to enjoy in the area!

 
The Commute

Wolseley is located just south of Portage Avenue and north of the Assiniboine River. Portage allows for easy access to Downtown to the East and Polo Park to the West, as well as offering its own shopping, groceries, banking and more.

One of the neighbourhood’s unique features is that Wolseley Avenue (one of the main roads that run through the area) closes to vehicle traffic every Sunday from the May long weekend to Thanksgiving to give the road over to walkers, bikers, strollers, and rollers.

 
Demographic

The area is home to approximately 7800 people living in 2800 homes {2016 census}, approximately 55% of which are owned by the occupants. The average household income is nearly $92k, the average household consists of 2.3 people, and 85% of residents speak English. Some other common languages found in the area are German, French, Tagalog, Spanish and more. {realtor.ca}

 
Shopping & Dining

Wolseley offers dozens of options for all your shopping needs. Along Sherbrook Street and Maryland Street you’ll find plenty of amazing restaurants, stores, coffee shops and more! Some great examples are Stella’s, Thom Bargen Coffee, The Tallest Poppy, Cousins Deli & Lounge — the list goes on!

You can easily find all of your grocery needs at the local Food Fare, as well as Chestnut Fine Foods.

A quick commute north to Portage Avenue and you’ll discover another Food Fare, a Shoppers Drug Mart, a Liquor Store, De Luca’s, plus just a short drive down to Polo Park Shopping Centre! Additionally, Wolseley offers a great Library, the Misericordia Hospital, a few options for fitness centres & yoga studios and so much more.

Another amazing shop in the area is the Tall Grass Prairie Bakery - a locally-owned shop dedicated to creating delicious baked goods with local ingredients. You haven’t lived until you’ve had one of their signature cinnamon buns!

 
Schools

With approximately 58% of households in Wolseley having kids living at home, you’ll be happy to see the multiple school options for all grades plus an easy commute to the University of Winnipeg!

Here is a list of all the schools in the general area: Laura Secord School (nursery-6), Mulvey School (nursery-6) and Wolseley School (nursery-6) — all of which are a part of the Winnipeg School Division.

Additionally, there are two great high schools in the area which are Gordon Bell High School (7-12) and Ecole Secondaire Kelvin High School (9-12 French immersion and English programs). Also featured nearby is Balmoral Hall School, a day and private school for girls aged 2 up to grade 12.

 
Community Life

Wolseley has a well-known reputation for providing plenty of options for recreation activities as well as a strong sense of community. With lots of well-tended outdoor space available, there is always a club, group or team for you to join! Robert A. Steen Community Centre is a great place to go for plenty of recreation choices!

You’ll also be happy to know that Omand’s Creek Park offers plenty of recreational activities year-round, like a baseball diamond, walking/biking trails, and easy access across the river to scenic Wellington Crescent which goes straight into Assiniboine Park!

The other fantastic feature of this neighbourhood is being right on the Assiniboine River. All winter long there is a River Trail that runs from the forks, along both the Red River and the Assiniboine River — you can skate, snowshoe, walk or ski to the Forks right from Wolseley!

Another great community activity is the Wolseley Farmer’s Market - a great spot to get lots of shopping done while supporting local vendors. The market is located on Palmerston and is open every Tuesday and Thursday from 3:00pm-6:00pm from June to October!

 
WOLSELEY Real Estate 

Our own Stephanie Baron lives and works in Wolseley so she definitely has her finger on the pulse of the local real estate market!

To give you a general idea, in the last year there was one sale in the $800s, one in the $600s, four in the $500s, there were about 20 sales in the $400s and around 60 in the $300s, about 25 in the $200s and five sales below $200k.

The vast majority of homes in Wolseley were built in the period between1900-1925, so these are generally beautiful character homes. The most common home is probably a two-storey, around 2000 sqft, with a detached garage that would have been added later. Average pricing is probably in the low/mid $400s, depending on the updates that have been done, and special features like the layout or finished basement — a home with high basement ceilings get the big bucks in Wolseley!

Wolseley also offers a couple of options for condos, including in the iconic Rothesay building pictured above. Most are small units priced well under $200k, which is just a fantastic option if you are comparing a condo purchase with renting.
