Welcome to the scenic and family-friendly town of Oakbank! Located 15km northeast of Winnipeg in the RM of Springfield, Oakbank offers quiet streets, affordable housing, large lots, and stunning views of the prairie fields — making it an idyllic place to settle in for a lifetime.

Most people live in-town in a traditional neighbourhood, but many people who call Oakbank home actually live outside of town on acreages and farms.

Oakbank is a quiet family-oriented community with a huge network of lakes, paths, and parks. Oakbank is popular for its small-town feel, large lots, spacious homes, modern construction, and proximity to the nearly-limitless recreation options in nearby Birds Hill Park.

The area’s largest period of growth was in the 1990’s, but construction continues to this day. The area predominantly consists of single-family homes, with a few options for condominiums and rentals. Oakbank is known for its quiet streets, with a cul-de-sac-centred layout adding to the safety and serenity of the area.

Also, being located close to the Perimeter Highway, you can shortcut the city traffic on your daily commute.

People are drawn to Oakbank because it’s located outside of Winnipeg and is a genuine small-town offering plenty of amenities right at home. From groceries to banking and even salons and several restaurants, Oakbank has pretty much everything you need on a daily basis within town limits.

That being said, most people that live in Oakbank do work in Winnipeg, but thankfully here in southern Manitoba what we consider a commute would make anyone from southern Ontario burst out laughing! In fact, you can get to the heart of Downtown Winnipeg in only a 30 min drive from Oakbank, or to the Costco on Regent in only 21 minutes.

 
Demographic 

The Town of Oakbank is home to approximately 1700 people living in 522 homes, approximately 99% of which are owned by the occupants. The average household income is nearly $130k, the average household consists of 3.2 people, and 90.6% of residents speak English only, 2.4% speak German, 2.3% French, and the remaining 4.7% speak other varying languages including Polish, Ukrainian, Indigenous languages and more {realtor.ca}.

Oakbank offers dozens of options for all your shopping needs. Grocery stores include Family Foods, Red River Co-op, and the Oakbank Convenience store.

As for dining, Oakbank features a huge selection of options including the Cedar and Main Eatery, Oakbank Pizza Market, Kelly’s Bar and Grill, The Peppercorn Restaurant and Fireside Lounge and Back at the Ranch and Oakbank Chinese Food. These are all great choices for a family dinner when you’re too busy to cook at home or even for a nice romantic dinner for two.

Also offered along Main Street is a Sunova Credit Union, multiple salons, a daycare centre, the phenomenal Town Bake Shop, Oakbank Furniture & Design Store and so much more!

Oakbank is located in the Sunrise School Division district. There are three schools located right within Oakbank—Oakbank Elementary offers K-5, and Springfield Middle School offers grades 6-8. Grades 9 to 12 are offered at Springfield Collegiate Institute.

Sports and Recreation

In town, there are excellent parks, playgrounds and walking trails, plus the Oakbank Community Centre and an indoor arena that offers the full range of sports for kids and even an adult recreational hockey league. A second indoor arena is just outside of town at the Hazelridge Sports Complex.

Birds Hill Provincial Park is an 8300-acre park that is located 12km to the north of Oakbank—and it’s a recreation paradise. Offering a huge network of trails for horseback riding, snowmobiling, rollerblading or biking, a huge lake and beach, Birds Hill Park Ranch (offering boarding, trail rides and hayrides), polo fields, camping, and plenty more, the park also host the internationally-acclaimed Winnipeg Folk Festival in July of each year.

Snowmobiling is a very popular part of life in and around Oakbank and you often see more snowmobiles than vehicles in the parking lot of the Peppercorn Ranch restaurant!

 
Oakbank Real Estate 

Homes in the mature parts of Oakbank, mostly built in the 1970s, are generally priced from $350k to $500k.

Newer homes vary in price depending on lots, finishing work and size—but are generally more affordable than they would be in the city, on a lot that is probably at least 25% bigger. A healthy budget for a new home in Oakbank would start in the $450k range, and for $550-$650 range, you can be on a lakefront lot. In contrast, to purchase a lakefront home in Winnipeg you would be looking at $800k+.

Outside of town, the sky is the limit! There are lots of options for small acreages (5-20 acres) and even huge farms. There are lots of trees in the general area so treed lots are common, as are homes that include shops.

With the proximity to Birds Hill Park, which is one of the most well-equipped horseback riding hubs in Manitoba— with trails, a jumping course, polo fields and stables, many nearby homes also offer barns and equestrian set-ups.

Being outside of the City of Winnipeg, these properties offer larger lot sizes as well as lower taxes - making living incredibly comfortable & affordable!
