Living Life in LA SALLE

If you’re looking for wholesome small-town feel without giving up the convenience of city amenities, then La Salle is the perfect place to call home! You’ll appreciate the generous lots and low traffic levels - allowing kids to play safely both out on the street or in huge backyards, and the adults to visit neighbours using their golf carts and dirk bikes. You’ll also love the local dining options, shopping, community events and an abundance of outdoor activities.

And the best part? You’re only 15 minutes away from the City, for work, play or shopping.

Community Life

With some of the best recreational facilities in the municipality, La Salle has a very strong community recreation program that is dedicated to enhancing the lives of its residents.

The 17,000 sqft state-of-the-art Caisse Community Centre is the heart of La Salle recreation. It offers a fully equipped fitness centre with classes (with very reasonable rates), plus year-round sports programming (yoga, karate, dance and more) plus a home for community gatherings. Outside, there is an outdoor skating rink and baseball diamonds.

Registration for ALL the sports (soccer, volleyball, ringette, hockey, baseball, softball, pickleball and curling) is via the Caisse Community Centre. And if you love golf, make your way over to the newly-renovated Kingswood Golf & Country Club and enjoy a relaxing round of golf!

For those who enjoy the outdoors, La Salle offers something for everyone. Simply step outside your front door! The shallow La Salle River meanders beautifully throughout the community— in the summer, enjoy fishing, kayaking or canoeing (many houses have their own docks) and in the winter, the river is home to dozens of homemade skating rinks, people walking dogs, and is a great path for snowmobiling.

LA SALLE Real Estate

La Salle is an amazing community that offers the best of both worlds - safe, quiet, picturesque country living with quick access to the City. Offering larger lot sizes and lower taxes, it’s no wonder this growing community is in demand as a place to live comfortably & affordably.

La Salle real estate consists of a number of pockets, each with a distinct look and feel. Approaching La Salle from the north on Highway 330, you’ll find the area of River Ridge to the east, which is a lovely treed community around the river. At the south east end of town is Prairie View Lakes, a new development with construction ongoing. Kingswood South is further to the south west, build on either side of the golf course and the river. There are also houses in town, as well as a few other pockets. If you’re considering a move to La Salle, best to start with driving around a bit to get a feel for the different areas.

From Nov 1/21 to April 1/23 (18 months), there were 53 sales in the La Salle area. The highest sale was $970k for a 2700 sqft two storey on a 1 acre+ riverfront lot. The lowest sales were in the $340-350k range— for this price you would be looking at something like a 1400 sqft two storey built in the 1990s in town or a new side-attached home in Prairie View Lakes. To give a snapshot of La Salle property values, of those 53 sales, 8 of them were over $800k, 29 sales were between $500-800k, and 15 were less than $500k. Overall, there are lots of choices at every price point.

Of note, property taxes are considerably cheaper in La Salle compared with Winnipeg. For a $600,000 home in Winnipeg, you would expect to pay about $6000/year in property tax; in La Salle you would likely pay $1500-$2000 less.
