Welcome to beautiful Bridgwater - a rapidly growing area in South West Winnipeg, comprised of a network of connected neighbourhoods called Bridgwater Forest, Bridgwater Lakes, Bridgwater Trails, and Bridgwater Centre.

The area offers the full range of residential options from condominiums to townhouses, to starter homes, down-sizers homes, and lifetime family homes.

At The Moore Group, we have specialized in Bridgwater real estate since 2013. Four of us live in the area with our families, including our Group Leader Scott Moore. We have a passion for Bridgwater and we want to share it with you!

What to do in bridgwater

Bridgwater Centre is the hub of the area, and its growing rapidly! Currently offering dining, shopping, fitness, medical and more, all within walking distance of the adjacent areas.

Commercial development in Bridgwater Centre began with the construction of the Red River Co-op in early 2015 and was followed by Save On Foods, and the MLCC Liquor Store not long after that. 

Some great restaurants are located right in Bridgwater Centre: Leopold’s Tavern is our go-to pub famours for beer & poutine, Lucky Duck Chinese Restaurant is a fave for eat-in or delivery, and Le Beaux Tea is an awesome stop for bubble tea and ice cream.

Your fitness needs are covered with Orange Theory Fitness and Altea Fitness (an 80,000 sqft facility brand new in 2019), and for spa and beauty there is Aveda Verde Salon (one of the first shops to open back in the beginning) and a number of nail salons including AI Nails & Spa.

Bridgwater Centre is also home to a variety of other key amenities- as the years go on now, too many to mention! There are a variety of banking options (BMO, RBC, Scotiabank & TD), Wyatt Dowling Insurance, Bridgwater Medical Clinic, Pet Valu, Eyes on Bridgwater, and Bridgwater Veterinary Hospital, plus Shopper’s Drug Mart, Lux Cannabis, Tim Horton’s and much more.

Housing in Bridgwater Centre consists of condos (some with underground parking!), apartment rentals, and attached townhouses.

 
Forest, Lakes, Trails & CENTRE

Bridgwater Forest was the first residential neighbourhood in the area to be developed, followed by Bridgwater Lakes, Trails & Centre. All four areas feature connected paved walking paths, beautiful children's parks, and gorgeous lakes, plus transit service.

Bridgwater Forest was built to surround beautiful swaths of forested land--and uniquely offers gorgeous lots backing onto the forest, plus multiple parks, and beautiful lake views. 

The signature feature in Bridgwater Lakes is the centrally-located Fountain, which doubles as a splash pad and location for community activities.

Eskar Park in Bridgwater Trails

Eskar Park is the jewel of Bridgwater Trails, with 35 acres of native plants, trails, plus a children's park, and courts for basketball, volleyball, bocce, and baseball diamond. Bridgwater Trails also has its own fountain/spray pad located at the centre plaza on Rose Lake Court. 

Bridgwater Centre is the ultimate new urban neighbourhood. Accomplish all your shopping, make a doctor’s appointment, stop in for a workout, meet a friend for coffee or a meal— you can do it all on foot!

BRIDGWATER REAL ESTATE

We have specialized in Bridgwater real estate since 2013 and are happy to help you buy or sell a home in the area.

Construction in Bridgwater was mostly between 2010-2020. Although there are a handful of lots still for sale in 2023, most of the area is now built, and the market has shifted almost exclusively to resale homes. The landscaping is now mature in most areas of Bridgwater, and the days of nonstop construction are no more. Bridgwater now feels like an established neighbourhood.

Bridgwater real estate has been a great investment; when we first started in Bridgwater 10 years ago, the price for a typical attached townhome was in the high $200k/low $300k range; now its closer to $450k price range. We have seen that type of increase across all types of homes.

In 2023, you can generally expect to purchase a small two-storey home without a garage in the $550k range or a medium-sized home with an attached garage in the mid $650k range. From there, the sky is the limit! Larger homes on premiere lake lots are mostly around $1M and there are many deluxe homes pushing into the $1.5-2M range.

There are great options for condo living as well. At The Rise (which offers concrete & steel construction and a rooftop pool), a large 1200 sqft condo would be in the $475,000 range, a 900 sqft unit would be in the $365,000 range and an even smaller 780 sqft unit would be in the $325,000 range. Many of the attached townhomes are also condos; pricing for these varies based on size and finishings, usually in the $450-$550k range.

Schools

The French Immersion stream is the same for children from Forest, Lakes, Trails and Centre. Currently, French Immersion children attend Ecole Bonnycastle School for K-4, Viscount Alexander for middle school, and Vincent Massey for high school.   

In the English stream, children from Bridgwater Forest attend Ecole Bonnycastle School for K-4, Arthur A Leach Junior High for English middle school and Fort Richmond Collegiate for high school. Children from Centre, Lakes and Trails also go to Fort Richmond Collegiate for high school, but they attend Whyte Ridge Elementary for K-4 and Henry G Izatt for middle school [3].

Pembina Trails Collegiate is a brand new 117,000 sqft English high school that will be completed in September 2023 and will house 1000-1200 students in grades 9-12. It is located at Kenaston and Bison Drive.

Bison Run School opened in January 2023 and is a K-8 English school for 800 students from Bison Run, parts of Prairie Pointe, parts of South Pointe & Bridgwater Centre. This is the first of four elementary schools planned for the area. It will be located next to 25 acres of land designated for the construction of a new recreation complex.

 
Community Life

The neighbourhoods of Bridgwater are a vibrant, family-friendly and multi-cultural place to live! With active neighbourhood associations, there are loads of opportunities to meet neighbours and enjoy the active-living lifestyle the neighbourhood was designed to support. 

Eskar Park in Bridgwater Trails

Bridgwater is located within a larger area called Waverley West, which also includes neighbouring communities of Prairie Pointe and South Pointe. The total population of Waverley West is estimated to reach 40,000 at the completion of construction [6]. Bridgwater is a fairly affluent area with a median income of over $100,000 per year, popular with families--57% of households include children, and multicultural with the three most common languages spoken at home being English (54%), Mandarin, Cantonese or other Chinese languages (11%) and Punjabi (7%) [7].  

 
Why is there no 'E' in Bridgwater?

Bridgwater Forest

The neighbourhood is named in honour of Arthur Bridgwater who was the Chief of Police in the Rural Municipality of Fort Garry from 1945 until its amalgamation with the City of Winnipeg in 1974. During that time he built the police force from one to 37 officers [1]. His last name didn't have an 'E' in it, therefore neither does the name of our area.
