Welcome to the scenic, quiet and historic neighbourhood of Charleswood! Located on the western side of Winnipeg, and offering a country-like atmosphere with large lots and plenty of forested areas, this is a very popular area of Winnipeg. Once people move to Charleswood, they rarely move out.

 
Life in Charleswood

Originally, Charleswood was a part of the Rural Municipality of Headingley until 1972 when it merged with the City of Winnipeg. To this day, Charleswood maintains a rural feel and is famous for its ditches and wooden sidewalks that make it feel more like you’re at the cottage than at home.

With plenty of well-established parks, schools and community centres — this is a mature, idyllic neighbourhood perfect to settle down for a lifetime. Charleswood is also a popular area for retirees, and offers several options for retirement homes and assisted living complexes.

 
The Commute

Charleswood is pretty much ideally located within Winnipeg. With lots of local shopping, dining and recreation within the community, you won’t have many reasons to leave the area— but with four main streets running through the neighbourhood— Grant Avenue, Corydon Avenue, Roblin Boulevard, and Wilkes Avenue along the south side, as well as the Perimeter Highway to the west— there are lots of direct ways to get to where you need to go.

The drive to downtown is a quick 20 minutes — perfect for getting to work, attending concerts or Jets Games.

 
Demographic

The area is home to approximately 26,000 people living in 6300 homes {2011 census}, approximately 78% of which are owned by the occupants. The average household income is nearly $125k, the average household consists of 2.5 people, and 85% of residents speak English only. Some other languages found in the area are German, French, Tagalog, Korean and more. {realtor.ca}

 
Shopping & Dining

Charleswood offers dozens of options for all your shopping needs. On the southwest edge of the area is the brand new Outlet Mall which features all your clothing and home decor needs including the city’s only IKEA!

Grocery stores include a Safeway and a No Frills, banks found in the area include RBC, BMO and TD Canada Trust, and there are plenty of local restaurants including Taverna Rodos, the Roblin Grill, the Gates on Roblin, and many more!

Schools

With kids living at home in 52% of Charleswood households, there are multiple options for school in all grades within the area. Offering both English and French immersion programs all the way up to high school — plus private schools and even post-secondary education at Canadian Mennonite University, you can find every level of education in Charleswood.

Charleswood area elementary schools include: Ecole Dieppe (grades K-4, French immersion and English), Royal School (grades K-5), Pacific Junction (grades K-5), Beaumont School (grades K-5), Laidlaw School (grades K-8), Ecole Charleswood School (Grades 5-8, French immersion and English).

High schools are Shaftsbury High School (grades 9-12), Ecole Secondaire Oak Park High School (grades 9-12, French immersion and English), and St Paul’s High School (private Catholic high school).

Parks & Recreation 

If you’re a golfer, being within 10 minutes of six of Winnipeg’s best golf courses is sure to pique your interest!

Because Charleswood is such a well-established neighbourhood, there are several places within the community to enjoy activities, recreation, sports, ice skating and more! The three main community centres in the area are Westdale Community Centre, Varsity View Community Centre and Roblin Park Community Centre.

Proximity to the rugged nature of the 700 acres Assiniboine Forest is a huge advantage offered by life in Charleswood. Just across the street is Assiniboine Park, offering another 1100 acres of park, including 400 acres of English gardens, beautiful walking trails, The Zoo, Pavilion Art Gallery, Nature Playground, and The Leaf restaurant set to open soon!

Skip to the other side of Wilkes, and you’re at Fort Whyte Alive, another enormous nature preserve, including an interpretive centre with a Bison reserve, hiking trails, educational programs, day camps, and a shop with locally made products!

 
Charleswood Real Estate 

Charleswood is a massive area that includes many pockets with unique real estate profiles. Probably the best way to sum up the real estate market in Charleswood is to say that you can pretty much buy anything you want!

There were 378 sales recorded on the MLS in Charleswood in 2021. The cheapest was an 878 sqft townhouse that sold for $195,000. There were six houses that sold over a million, and one for over two million; all very large and most built in the last 5-10 years.

Otherwise, there were three sales in the $900s in 2020, fourteen sales in the $800s, nineteen sales in the $700s, and 335 sales at $699k or less. This heavy concentration in the $400-$600 price range is completely on par with the typical distribution of sales in the Winnipeg market in general.

Most of the real estate in Charleswood was built in the 1970s and the 1980s— but with the development of newer neighbourhoods like Ridgewood West and Scotswood Meadows there are now some great options for new construction in an established neighbourhood.
