This is a picturesque community located just outside the southwest perimeter that consists of a mature area mostly constructed in the 1980s/1990s (Oak Bluff), and a newly developed area with brand new construction (Oak Bluff West). Shopping & Dining

Being on the outer edge of the city, Oak Bluff itself doesn’t feature many of its own shops and restaurants— but there is a well-equipped convenience store at the Esso for last-minute supplies and a diner at the Husky that serves up a mean plate of bacon & eggs.

However, just 15 minutes down the road you’ll find all the shopping you need along McGillivray & Kenaston Blvd. Shopping options are pretty much limitless in this rapidly-developing area, with groceries, books, clothing, sports, home improvement, cinema, multiple fantastic restaurants all on offer.

When you want to hit the gym, there are a number of places offering specialized training along McGillivary (including The Rink and Aspire Fitness) or if you want a more traditional gym, the brand new Altea Active is a quick zip around the perimeter.

Oak Bluff Community School is located in town and offers English learning for grades K-8. Sanford Collegiate is located about 10 mins outside of town along Highway 3 and offers a high school for residents of Oak Bluff.

Within the neighbourhood, kids can enjoy multiple parks & play structures, walking and biking paths, and the excellent Oak Bluff Recreation Club with loads of activity options for the whole family!

It’s hard to drive too far down a street in Oak Bluff without spotting either a hockey net or basketball net in a driveway, so it’s safe to say this is an active living community. Oak Bluff has a very active community centre that offers soccer fields, rinks, and indoor recreation centre, plus offers loads of great programming for all ages throughout the year.

Hockey families have a particular affinity for Oak Bluff— The Rink Training Centre is only 7 mins away up McGillvary, the Iceplex is 11 mins away up the perimeter— but best of all, Oak Bluff offers its own community arena.

 
Oak Bluff Real Estate 

The homes in Oak Bluff West offer modern designs and highly functional layouts. In Oak Bluff West, you have the option of buying an already built home (either a show home or a resale home only a couple of years old) or with many lots still left for building, you can still build brand new entirely to your specifications.

There are very few condo options in the area, there are some side-attached homes in Oakwood Estates that are priced around $425k.

Homes in the older parts of Oak Bluff, which were built in the 1990s are generally priced in the $500k to $600k range. Newer homes in Oak Bluff West vary in price depending on lot location, finishing work and size. A healthy budget for a newer home in the area would start at $600k.
