When you think about pest control, you probably picture an older house with cracks in the foundation, gaps around windows, or years of wear and tear.

A brand-new home? It seems like it should be the last place you need to worry about pests.

Unfortunately, that’s not necessarily the case.

Why Would a Brand New House Have Pests?

New construction actually creates some pretty favourable conditions for pests.

For months, your house is essentially sitting in the middle of a construction site. The ground has been excavated and disturbed, meaning critters are displaced and looking for new homes. Building materials are stored outside creating cozy nooks for rodents, doors and windows may be left open while trades are working, and there are plenty of openings before the house is completely finished and sealed.

Once your home is complete, construction on other homes throughout a new development is constantly disturbing the natural habitat of mice, insects and other pests, sending them straight over to your warm cozy home - especially when a Winnipeg winter is approaching.

The Best Time for Pest Control Is Before You Have Pests

Most homeowners don’t call a pest-control company until they’ve already found evidence of something living in the house. With a new build, you have an opportunity to be more proactive.

The simplest way to handle this is to purchase some bait stations and place them around the perimeter of the home. It’s usually much easier to prevent mice or insects from getting established than it is to deal with them once they’re inside.

You could also consider having the exterior inspected for potential entry points. A pest-control professional can identify areas that should be sealed or protected and recommend preventative measures appropriate for the property. There are also preventative treatments that can be applied by a professional to make your home undesirable to pests.

Pay Particular Attention to the Garage

The garage deserves special attention because it’s one of the easiest ways for pests to get close to — and potentially into — your house. New homes are usually sealed up pretty tightly but a fearless mouse can be pretty quick and crafty — an open garage door on moving day can be all the opportunity they need.

Double-check the weatherstripping around the overhead door, particularly at the bottom corners. Look at the door between the garage and house as well as any areas where pipes, wiring or other services enter.

And once you move in, avoid creating attractive hiding places. Cardboard boxes, grass seed, pet food and other materials stored on the garage floor can provide food or shelter.

Plan Your Landscaping Correctly

As landscaping goes in, think about what you’re putting immediately against the house. Keep vegetation maintained, avoid allowing debris to accumulate around the foundation, and be thoughtful about storing firewood and other materials against the exterior.

You also want water to drain away from the house. That’s important for your foundation and landscaping, but reducing excess moisture around the home can also make the area less attractive to certain pests.

Add It to Your New-Build Checklist

There are approximately 4,000 things to think about when you’re building a house. But spending a little time inspecting and protecting the house when it’s brand new can prevent problems later.
