Wolseley is by far the most charming neighbourhood in Winnipeg. Centrally located, Wolseley offers a majority of pre-1930’s homes that have been well maintained by their loving home owners over the last decade. If you haven’t driven through the neighbourhood yet, get on it! Slowly cruise through the streets from Ragland to Maryland, you will fall in love with the quarky, colourful and charming Wolseley homes.

Community Focused: Wolseley is known for it’s community forward attitude. When you buy into Wolseley, you are buying into a strong community. Friendly neighbours, fantastic schools, farmers markets, and small businesses – Wolseley has it all!

Location, Location, Location: Wolseley is basically the heart of Winnipeg. Located north along the Assiniboine River, you can get anywhere in just 20 minutes. Minutes from downtown businesses and entertainment, and to major shopping at Polo Park. Parks and walking are a highlight of the neighbourhood, take a whip around the 6 km path through Omand Creek (offering baseball diamonds, park, and walking over looking the river) to Wellington Crescent and back up Maryland to Wolseley.

 Real Estate: Wolseley offers all levels of home prices. With sale prices of a single family detached home ranging from $220,000 to $750,000 so far in 2025. With the average sale price being $445,000 for a 1,650 sq ft home with 4 bedrooms and 2 bathrooms. 

Buying a Home in Wolseley – what to look out for: Homes in Wolseley on average were built between 1900-1940. Many of these homes were built with a stone foundation, which is different from a modern concrete foundation. A lot of these foundations are actually quite solid and the homes were built with strong materials, which is why they are all still standing strong 100 – 125 years later. We still come across homes that will have original wiring (knob & tube) and original heating systems (boilers).

Knob & Tube is an issue for new purchasers because lenders will require the wiring to be updated to be able to finance the home. This can be a major expense depending on the size of the home. Original boiler systems can be a pain to replace as they are very large and size and usually wrapped in an asbestos type material. It can be quite costly to dispose of and replace with a newer high efficient boiler system.
