I bought a condo, what do I need to do next?

Buying a condo is exciting, but it comes with a slightly different to-do list than a house. There’s a bit of paperwork up front, but once that’s sorted, condo living can be refreshingly low maintenance.

Here’s what you should focus on after buying a condo.

Contact the Property Manager Right Away. One of the first calls you’ll want to make is to the property manager. They’ll help you:

  • Arrange your move-in (booking elevators, move-in times, and more)

  • Set up condo fee payments

  • Get contact information for maintenance or emergencies

Every building has its own procedures, so it’s worth reaching out early to avoid last-minute surprises on move-in day.

Review the Bylaws and Rules. It’s not the most exciting part of condo ownership, but it’s an important one. Take some time to review the condo bylaws and rules so you understand:

  • What you’re responsible for vs. what the condo corporation handles

  • Rules around pets, rentals, noise, balconies, and renovations

  • Moving guidelines and common-area use

Knowing the rules upfront helps prevent headaches later and makes settling in a lot smoother. You might have read this information during the cooling period but it never hurts to get a refresher.

Understand Your Condo Fees. Condo fees can vary widely depending on the building, so make sure you’re clear on what’s included. Typically, condo fees help cover:

  • Maintenance of common areas

  • Landscaping and snow removal

  • Building insurance

  • Contributions to the reserve fund for future repairs

Keep All Your Condo Documents. Hang on to everything:

  • Status certificate and condo documents from your purchase

  • Budgets, meeting minutes, and notices you receive as an owner

  • Any updates to bylaws or rules

Condo documents are expensive to replace, and when it comes time to sell, having them organized can save you money and time. I recommend keeping both a physical folder or a digital copy so nothing gets lost.

Other tasks to complete include getting insurance, arranging mover, and changing your address.
